House

Built in the 1970’s, this ranch house is move in ready.  It has an open floor plan with three bedrooms, two and a half bathrooms, a large laundry/mudroom, a two-car garage, and an unfinished basement.  The house sits on the highest point of the property with scenic views of the large pond and dock.  The interior of the house is bright and airy and newly renovated in 2025.  There have been many upgrades and replacements made in the last five years including: heater, air conditioner, on demand hot water system, the septic system was replaced and upgraded to five-bedroom capacity, the driveway was repaved, the water filtration system was upgraded, and the well water pump replaced.  With solar panels on the roof, it is rare to have an electric bill for the house.  There is also a generator that handles the entire house if the power should go out.

Barn

The 10-stall barn has been designed for convenience and efficiency.  The layout includes a cement center aisle, wash stall with hot water and heat lamp, two tack rooms with climate control, and a feed/equipment room.  The owner’s tack room has a wall of custom cabinets for organized, clean storage.  Hay storage is located above the center aisle allowing for air flow up to the roof in each stall.  Two stall walls are removable, allowing for four of the stalls to be converted into two foaling stalls.  On the south side of the barn there is an overhang that runs over half the length of the barn for equipment storage.  A 24‘ by 12’cement manure pit is situated just across the driveway.  And beside the outdoor ring is a 24’ by 12’ storage shed with two garage doors.

Fields

There are seven turnout areas with four turnout sheds and four Nelson automatic waterers.  Much of the fencing is no climb wire fence with a strand of electric wire at the top.  The fields are interconnected with gates, and the gate openings have a base of stone to alleviate muddy areas.

Riding Arenas

Built in 2017, the indoor arena is 200‘ by 72‘ with a wash stall, observation area, and storage area at one end.  Agricultural curtains on both sides of the riding area allow plenty of air flow with the flip of a switch in addition to two 12-foot-wide doorways at each end.  There are 80’ of mirrors placed around the indoor.  The footing is sand and rubber.  The 200’ by 100’ outdoor ring also has sand and rubber footing.
